Stabilization of the construction complex of the 70s and 80s in Odessa: diagnostics and restoration

 

The industrial and production complex, built in the 70s and 80s, was constructed in the industrial sector of Odessa. The structural scheme of the warehouse block is frame, the administrative block is frameless with longitudinal and transverse load-bearing walls.

The foundations of the administrative block are strip, made of prefabricated FBS blocks.

The foundations of the warehouse block are precast concrete, glass type.

The floor is a monolithic reinforced concrete slab on the ground.

The columns are reinforced concrete.

Partitions - made of brick.

Exterior walls – made of brick.

Ceilings - prefabricated floor panels.

 

During the review of the project and the on-site audit, a significant number of cracks in the load-bearing walls and reinforced concrete elements of the building frame were identified and recorded. This indicates an uneven subsidence of the building's foundation, namely an insufficiently dense base (soil) under the foundation.

Specialists of Static Systems LLC used the dynamic sounding method to examine the soil under the foundation, the foundation itself, and areas of the walls with cracks.  Based on the results of the research and inspection, a technical report was prepared with conclusions and recommendations. According to the appendix of the technical report, the weak soil is located in the following points:

No. 1 from -2.6 m to -6.3 m

No. 2 from -1.7 m to -6.0 m

No. 3 from -1.1 m to -4.3 m;

No. 4 from -1.0 m to -4.4 m;

No. 5 from -1.1 m to -4.8 m;

No. 6 from -3.3 m to -6.0 m;

No. 7 from -2.8 m to -6.2 m;

No. 8 from -2.9 m to 5.4 m;

No. 9 from -2.9 m to -5.9 m;

No. 10 from -2.9 m to -6.2 m;

No. 11 from -3.60 m to -5.1 m;

No. 12 from -2.9 m to -4.9 m.

Based on the results of the soil testing, we recommend the following for further normal operation of the building

- stabilize the structures and increase the bearing capacity of the existing foundation using Stati-CAL technology, Stati-Pile micropiles or other methods of strengthening the foundation structures or the soil base;

- to strengthen and repair damaged building elements, namely cracks in the walls, to reinforce the walls and restore the bearing capacity of the walls using Stati-CAL technology, Stati-Bar spiral anchors or other methods of strengthening the building’s load-bearing structures;

- perform geomonitoring of the building by means of geodetic survey of the building’s position at least once a year.

Based on the technical report and the terms of reference from the customer, a project for the execution of work using Stati-CAL technology was developed, and the cost of work was calculated (see the project photo below).

According to the project, the specialists of Static Systems LLC completed the work in 22 calendar days. Strengthening and repair of damaged building elements (cracks) was carried out using Stati-BAR technology by installing belts of prestressed reinforcement with a diameter of 8-10 mm, with a total length of 400 m/p. Stabilization of the structure and increase of the bearing capacity of the existing foundation was performed using Stati-Pile technology, installation of expandable metal piles up to -6.0m/-10m, and fixing the piles to the existing foundation with a monolithic belt.

Within 30 days, Static Systems LLC specialists completed the geodesy work necessary to comply with the warranty obligations, which included fixing the building’s position in the horizon. A geodesy report was prepared and handed over to the homeowner (see photos below).
