(strengthening of the foundation and strengthening of supporting walls, repair of cracks)
Townhouse construction 2018-2022:
- a two-story building with a basement measuring 12 m x 6 m with a gable roof;
- prefabricated foundation, tape, from FBS blocks;
- brick walls 380 mm thick.
During the repair work, cracks were noticed in the foundation of the basement. Later, cracks appeared on the load-bearing walls of the 1st and 2nd floors.
As a result of the inspection (audit) of the building, a decision was made to carry out work on the examination of the base of the foundation (soil under the foundation) by the method of dynamic sounding and measurements of the building, photos of defects and cracks. According to the results of the survey, insufficiently dense soil at the base of the foundation was found and, as a result, uneven subsidence of part of the building (townhouse), which became the main reason for the appearance of cracks in the walls and foundation. Based on the survey, a project was developed to strengthen the foundation and supporting walls of the building (a photo of the project is provided below in the materials).
- According to the Stati-CAL technology, the retaining walls were reinforced in the locations of the cracks. A total of 20 m/p spiral anchors (prestressed reinforcement) Stati-Bar with a diameter of 8 mm were installed;
- according to the INJECT technology (injection of gelocomposite solutions), reinforcement of the base (soil) under the foundation to a mark of up to -4.0 m.
Warranty obligations regarding the result of the performed works – 10 years, absence of development and appearance of cracks in the foundation and retaining walls.
