Trade and warehouse complex built in the 1970–1980s in the industrial sector of Podilskyi District, Kyiv. The structural scheme of the warehouse block is frame-based, and the administrative block is frameless with longitudinal and transverse load-bearing walls.
- The foundations of the administrative block are continuous and made of prefab FBS blocks.
- The foundations of the warehouse block are prefabricated and made of reinforced concrete and reinforced concrete slab.
- The floor is a monolithic reinforced concrete slab placed on the ground.
- Columns are made of reinforced concrete.
- Partitions are made of brick.
- External walls are made of brick.
- Flooring consists of prefabricated floor panels.
The object was audited and performed in February 2024. A significant number of cracks in the reinforced concrete floor slab and uneven subsidence of the floor slab up to 60–80 mm from the design value were identified and recorded. In addition, during the inspection of the administrative and office building, cracks were found in load-bearing walls and reinforced concrete elements of the building’s frame on the first floor. This indicates uneven subsidence of the building foundation, namely an insufficiently dense base (soil) under the foundation.
The base (soil) of the foundation and floor slab, the foundation itself, and sections of the walls with cracks were examined by dynamic probing. A geodetic survey of the floor slab flatness relative to the design marks was carried out. Based on the survey and examination results, a technical report with conclusions and recommendations was prepared.
Based on the Technical Report on soil testing and geodetic survey, a design and technical solution was developed for subsequent normal building utilization, namely to:
- Stabilize the structures and increase the load-bearing capacity of the existing foundation of the administrative and office building using Stati-CAL technology, Stati-Pile metal spiral piles by strengthening the foundation structures and the soil base;
- Strengthen the base (soil) of the reinforced concrete floor slab to a depth of -4.0 m from the top of the floor slab by injecting gel-like composite solutions based on cement mixtures.
According to the Work Completion Project (WCP), employees of Static Systems LLC completed the works in 30 calendar days. Then, within 20 days from the moment the works were submitted to the customer, geodesy work was performed, required to comply with warranty obligations, which provided for fixing the building position in the horizon.
