The building was constructed in the first half of the 20th century:
- A cascading two-story building measuring 21.5 m x 7.9 m;
- Strip foundation made of brick;
- Load-bearing walls and partitions made of brick.
During the building’s operation, numerous hairline and structural cracks were identified in the load-bearing brick walls and window arches. During the inspection (audit) of the building, specialists decided to conduct an investigation to determine the causes of the cracks and the uneven settlement of the foundation. This was done using dynamic probing to assess the density of the soil beneath the foundation base.
Based on the inspection results, a project was developed to reinforce the brick masonry and the foundation’s soil base, as well as to strengthen and enhance the building’s load-bearing walls in areas with identified cracks and defects.
The entire scope of work outlined in the project was completed within 20 calendar days. The implementation involved the use of INJECT technology (a method of injecting gel-composite solutions based on cement mixtures) and Stati-CAL technology (a method of reinforcing brick masonry with pre-tensioned reinforcement).
- Reinforcement of the foundation’s soil base to a depth of -3.0 meters from the surface and restoration of the contact between the foundation base and the soil using gel-composite injection solutions, INJECT technology;
- Strengthening of the foundation masonry, filling voids and cracks in the foundation structure using gel-composite injection solutions, INJECT technology;
- Installation of a waterproof protective screen around the entire perimeter of the building and to the full depth of the foundation (up to -3.0 meters) using gel-composite injection solutions, INJECT technology;
- Strengthening and enhancement of the building’s load-bearing walls in areas with identified cracks and defects, reinforcement of brick masonry with pre-tensioned Stati-BarØ10 mm reinforcement, Stati-CAL technology.
After completing the full scope of restoration work, a geodetic survey was conducted. The client received a 10-year guarantee for the performed work according to the contract, ensuring no foundation settlement, crack development, or deformations.
